Trends in the development of the mortgage market on the modern stage; factors that influence the effectiveness of mortgage lending. Results: the analysis of the impact on the efficiency of mortgage lending, expressed as the volume of issued loans to the population, a combination of factors – value weighted average of the rates on the mortgage loans, the size of the key rate of the CBR, the values of per capita monetary incomes of the population, the rate of inflation. Goals: to develop guidelines aimed at the output of mortgage lending of the crisis by identifying target values factors influencing mortgage lending in terms of enhancing their productivity and maximize the positive impact on the economy.
